1. Patta Chitta (பட்டா சிட்டா)

The Patta is a revenue record issued by the Government of Tamil Nadu that proves the lawful ownership of the property. It contains the owner's name, survey number, sub-division, district, taluk, and village details. The Chitta provides details about the land's area, size, and its classification (Nanjai/Punjai).

Why verify it: To ensure the seller is the actual legal owner recorded in the government registry.

2. Encumbrance Certificate (வில்லங்க சான்று)

Often referred to as the "EC", this document lists all registered transactions related to the property over a specific period (usually checked for 15-30 years).

Why verify it: To ensure the property is free from monetary and legal liabilities. It reveals if the property has been mortgaged, if there are pending loans, or if there are multiple sales of the same property.

If you are buying a plot in a layout, it must be approved by the Directorate of Town and Country Planning (DTCP) or the Chennai Metropolitan Development Authority (CMDA).

Why verify it: Unapproved plots cannot be legally registered for construction, and getting a bank loan for them is impossible. The government also refuses to provide basic amenities like electricity and water connections to unapproved plots.

4. FMB Sketch (வயல் வரைபடம்)

The Field Measurement Book (FMB) sketch is the precise geometrical representation of the land parcel maintained by the Tahsildar office.

Why verify it: To cross-check if the physical dimensions of the land on the ground match the official government records, preventing boundary disputes with neighbors.

5. A-Register Extract (A-பதிவேடு)

Maintained by the Village Administrative Officer (VAO), this register contains the complete history and classification of the land.

Why verify it: To ensure the land is not classified as "Poramboke" (government land), water body (Eri/Kulam), or Kovil Nilam (Temple land). Buying such lands is illegal and the registration will be invalid.
